I moved in this past October. Move in was smooth and Easy. Lashell is awesome, her communication is professional, respectful and her personality is beautiful. She was and has been available to help me with any questions I have. Front desk Anyssa is MVP. She knows everyone and makes sure I get my delivered Amazon packages even before asking for them, she Always has a bubbly personality with a great smile. So far my stay has been great . The interior looks like it took a hit during Covid with maintenance and could use some touch ups and repainting but I love it here. Perfect location and love the short walk to the metro station.

DO NOT LIVE HERE! Live literally ANYWHERE else if you can. If you want to live in this area, try Halstead down the street. I’ve lived in Avalon Dunn Loring for over three years and it has been one of the most unpleasant experiences. In December of last year, we found mildew on our clothes and mold on the window sills and reported it to maintenance. They told us it was from “condensation from the windows,” so we threw away the damaged clothing and cleaned the window sills. Fast forward to August of this year, we find mildew on EVERYTHING – our bed frame, dresser, side tables, full-length mirror, TV stand, the list goes on. We had to throw away nearly all of our furniture without any compensation from the building, and rental insurance only covers damaged furniture if they can find the source. They told us contradictory ways to fix it each time they visited to combat the humidity in our apartment and consistently tried to blame it on us although we were not doing anything out of the ordinary. Eventually, they decided that the issue is coming from running our air conditioning, and yet they still have yet to come clean out the vents. While all this was happening, we considered moving into a different apartment at Avalon. The only options were to downsize to much smaller apartments for hundreds of dollars more per month. MANAGEMENT DOES NOT CARE ABOUT YOUR EXPERIENCE HERE AND THEY ONLY WANT YOUR MONEY. Oh… and as of two weeks ago, we now have a cockroach infestation in our apartment. Paying $2000+ to live in a “luxury” apartment where your belongings are destroyed by mildew and there are cockroaches is completely ridiculous. Not to mention, the amenities are always broken. The bowling alley has been broken for over a year until recently when they finally fixed it (and it broke again within a few days). The garage gate was broken for months, leaving all of our cars and bikes vulnerable. I don’t blame maintenance for these issues, I blame management. I cannot recommend enough that you DO NOT LIVE HERE. Again, try Halstead down the road.

I lived at Avalon Dunn Loring for a year and overall really enjoyed my time here. Pros: - The staff are friendly, especially the gentleman at the concierge and the maintenance and cleaning staff. - The buildings are clean and well-maintained, and they have been upgraded with the latest technology, getting rid of inconvenient keys. - Location is good, close to Mosaic and several grocery stores. And the metro is also very close. - Maintenance staff will respond quickly to requests and do their best to resolve any issues. - High ceilings in apartment units. Cons: - Units are on the smaller side but pricey for what you get. - Ceiling and walls are extremely thin - you can hear each individual step the tenant above is taking and what your next door neighbor is saying. - A lot of the people who live here are not the friendliest, and you may end up with less than ideal next door neighbors. - We pay an amenity fee, but a lot of the amenities (ex. bowling alley) were "under repair" for the entire 1+ year, which seems like a scam. Overall, this is a conveniently located place to live and I would recommend it. Just have to get lucky with who your neighbors are.

IF YOU ARE MOVING OUT OR HAVE MOVED RECENTLY and received a bill for the stovetop or any other damages that did not seem sensible, please read this in its entirety: (this is not legal advice, just a friend giving you some info. Please seek independent counsel as needed) Several attorneys have resided in the building over the years. We shared our stories about the exorbitant move-out costs and overall horrible experience, and we want to help prevent future tenants from suffering as we did. Virginia Code § 55.1-1226 states that a landlord shall provide written notice to the tenant that the tenant has a right to be present at the landlord's inspection of a dwelling unit for the purpose of determining the amount of security deposit to be returned. If you haven't moved out yet, PLEASE request an inspection time where you can be present, so that they cannot lie to you about the damages they discovered after move-out. It also states that after the move-out inspection, you are entitled to a written security deposit statement including an itemized list of damages. ASK FOR ONE! You can use this as evidence that there was no damage for which you should have to pay at the time you moved out. Section E of § 55.1-1226 states that in the event that damages exceed the amount of your security deposit, you have a right to request an itemization of damages and the cost of repair. REQUEST IT! You should have proof that the $1000+ actually went to repair a stove/window/whatever. If you have already moved out and have done none of the above, contact Avalon and request proof of the cost of "repairs" for your apartment at move-out.
